EPDM is a single-ply rubber membrane laid over insulation and fastened or ballasted to the roof deck. We splice the seams with adhesive, then tie flashing into parapet walls and curb edges so water leaves through the scuppers.
The rubber sheet is your waterproofing layer, and it does not carry the roof load. A 60-mil sheet with a 15- to 30-year warranty outlasts three-tab shingles on a flat roof, and the white surface reflects summer sun to cut cooling costs.
Assembly choice changes the price more than the brand does. TPO and PVC membrane systems cost less up front, modified bitumen suits small patches, and built-up roof sections still perform on older buildings. Brands specified around here include Carlisle SynTec, GAF EverGuard, Firestone, Johns Manville, and Versico.
Salt air and Nor'easter rain decide how long any of it lasts. We add coated walkway pads at service doors, reseal terminations at rooftop units, and keep insulation dry so the membrane never sits on trapped moisture that rots the decking.
